The apartment is fully move-in ready: the transformer fee is paid, water and electricity meters are connected, air conditioners are installed, Wi-Fi is set up, and the windows have mosquito nets. Just move in and live — nothing left to finish.

Location
Kyrenia (Girne) is a harbour town and a true pearl of the Mediterranean. Its harbour, first laid out by the Phoenicians, was expanded and fortified over the centuries by Byzantines, Venetians and Ottomans; the castle that overlooks it carries Roman, Byzantine, Lusignan and Venetian architecture: the layered legacy of the many cultures that passed through. Today Kyrenia is also one of North Cyprus's main education hubs, home to several universities and international schools, and Girne American University (GAU) alone enrols around 15,000–18,000 students from more than 130 countries. The old harbour's restaurants, bars and nightlife are close by, and just a short drive away are the famous St. Hilarion Castle and Bellapais Abbey. Yet the apartment itself sits on a quiet street inside a low-rise gated complex. The noise stays outside, while everything worth doing is a short trip away.

Why it's good value
£127,000 for a full 2+1 apartment (71 m²) with its own garden, close to the Mediterranean, in a low-rise gated complex with a large pool and underground parking, works out to under £1,800 per m². For comparison, on Spain's Costa Blanca coast average prices run €2,786–3,100 per m², and even in the region's most affordable town, Torrevieja, prices are around €2,336 per m². Here in resort-town Kyrenia, with history on the doorstep and a developer with a reputation dating back to 1985, this is noticeably cheaper than comparable coastline in Spain. For this location, history and infrastructure right on the doorstep, £127,000 is a genuinely modest price.
